Decorating your new home - Latest furniture, accessories and trends for a guest room One of my much-preferred design methods just so happens to be in trend for 2012, in the form of ‘Eclecticism'. This way of designing incorporates the use of organic furniture shapes such as rustic wooden furniture pieces and design in the form of wall art, which can be purchased as self-adhesive motifs, or ornamental in the theme of bringing the outside in. Leaf- and tree-designed wall art can be chosen to create a themed feature wall or can be used as a key piece, such as a table lamp or ceiling pendant. The general idea of creating an Eclectic room is to keep it interesting and unique.
For a twist on the nature theme and perfect for a first-time guest in your new home, my suggested theme for your guest room is working with the peacock-inspired trend, concentrating on a mix of neutrals for walls and flooring and adding majestic splashes of turquoise and bright blues in the form of the peacock-eye pattern.
Firstly, create your blank canvas by choosing a neutral palette for your walls. Grey is the trend and I can recommend Blue Grey (91) from Farrow & Ball (Farrow-Ball.com) due to its hint of blue incorporated in the grey to bring out feature colours. If you fancy a feature wall, Wallpaper Direct (wallpaperdirect.co.uk) offers a beautiful paper named Festoon which is priced at £18.98 per roll for the ultimate up-to-date fashion, featuring a stunning pattern of aqua green and blue peacock feathers with a hint of glitter.
Bring out the glitter in this paper and accentuate with a crystal chandelier, or why not choose a chrome pendant in a similar style? A suggested style, which is similar to the fanned shape of the peacock tail, is the Endon 3 light in satin chrome priced at £86.00 (see photo), available from LightsWorld (lightsworld.co.uk) or for a slightly sparklier suggestion, the Oaks small pendant in chrome priced from £20.00 is a steal!
Next (next.co.uk) has a beautiful rug which is in keeping with the grey neutrals, yet exploding with colour and intriquite design, by the name of the Teal Miami rug, priced at £70 to £250, depending on the size required. An absolute must to create your perfect peacock themed guest room and make an impression.
For the furniture, keep to the chrome theme for your guest bed and for the perfect chest of drawers, I would like to suggest the Rococo style French Bombe chest, also available at Next in turquoise.
Finally, don't forget the detailing! Dress your curtains, which should be preferably featured in grey or with a metallic sheen, whether they be in silk (if the budget allows) or a fabric mix which creates the desired effect and is friendlier on the budget. Dress them with an aptly themed feather tie-back, available in olive green featured at Calico Laine (www.calicolaine.co.uk) to finish your beautiful new room.

Mortgage blog: Shared ownership – a sensible starting point Shared ownership mortgages are becoming more and more popular, as first-time buyers take advantage of this scheme to facilitate their first step onto the housing ladder.
The scheme is available to first-time buyers who are deemed unable to purchase a suitable property in any other way - the way in which this is defined differs between shared ownership scheme providers, but usually client status and income are major factors. The scheme is available through housing associations on a large number of new-build homes schemes across the UK.
Most people have heard of shared ownership but don't really understand what it means. As a brief summary, it means that the purchaser, if they qualify for the scheme, is able to buy a proportion of the property and have a mortgage on it (usually between 25% and 75% of the property is initially purchased). The other proportion of the property is rented from the shared ownership provider at below market value, typically about 80% of the full rent, giving the purchaser the opportunity to save enough money to buy further shares in the property when they can afford to do so.
Lenders are able to provide mortgages on these properties at competitive rates, allowing those who would not have been able to buy because of circumstances, low income or lack of a deposit, to purchase a part of their new home. A helping hand is always welcome, especially in the current climate we find ourselves in.
