Mortgage blog: Everything you need to know about porting your mortgage deal If you're moving home, you may well want to remain with your mortgage lender. You may be on a great interest rate such as a fixed or discounted deal. Or, you may find that there are ‘early repayment charges' if you repay the mortgage on the sale of your home and take out a new home loan with someone else.
However, taking your existing mortgage deal with you when you move is becoming increasingly difficult. This process is called ‘porting' and we explain everything you need to know here.
What is ‘porting'?
Porting involves you taking your mortgage deal with you when you move home. Even though your loan may be secured on a different property and you may borrow a different amount, your existing mortgage deal is ‘ported' onto the new property.
It's your interest rate you port, not your mortgage
A common misconception is that you can simply approach your lender to rubberstamp them transferring your mortgage onto a new property when you move home. When you apply for a new mortgage - even if it's with the same lender and for the same amount - your new application is underwritten afresh. This means that you won't automatically be agreed for a mortgage with your lender - even if it's for a lower amount!
If your circumstances have changed, the lender has changed their criteria (which many have) or your credit rating is not as high as it has been in the past, you may find that your mortgage will be declined. If your lender does agree your new mortgage, it will be a brand new home loan with a new account number. It is only your interest rate that is ‘ported' to the new property.
The importance of buying and selling simultaneously
Porting your mortgage deal allows you to do two things:
Retain your existing interest rate
Avoid paying any ‘early repayment charges' for ending the deal early
In recent years, banks and building societies have allowed borrowers to take their deal with them when they moved house. Most let borrowers to keep the terms of their mortgage - and waive any early repayment charges - if there was a six-month gap between selling one property and buying another. However, increasing numbers of lenders are tightening these rules which may have the effect of driving you onto a higher interest rate. It may also mean you have to complete your sale and purchase simultaneously.
Financial advisors recently received notification from Nationwide that "we will no longer accept non-simultaneous porting applications where a client wishes to return to Nationwide having already redeemed their mortgage account". Barclays recently cut its porting window from six months to 30 days while NatWest and RBS mortgages must be ported within 90 days of the sale.
Keith Osborne from whathouse.co.uk says: "It is becoming increasingly difficult for borrowers to port their mortgage deal when they move home. Borrowers are increasingly going to find it tough to stick with their lender on a low rate - indeed the Financial Ombudsman Service has stated that it expects one in ten of its complaints will be about porting mortgages."

Benefits include integrated kitchen appliances, fitted wardrobes, turfed gardens, en suites and open-plan kitchen/dining areas.
Just eight miles from Edinburgh, Hopefield View in Bonnyrigg is a Stewart Milne Homes development comprising one- and two-bedroom apartments alongside two-, three-, four-, five- and six-bedroom terraced villas and five-bedroom detached houses. The ‘Earlstoun' apartment is priced from £104,950 and features an open-plan lounge and designer kitchen with integrated appliances. At the top end of the scale, the ‘Sandholme' five-bedroom home costs from £387,000 and boasts a breakfasting kitchen and family area as well as a separate lounge and dining room. The master bedroom comes complete with a walk-in wardrobe and there are en suite facilities to three of the bedrooms.
Situated in Mauricewood on the outskirts of Penicuik, The Orchard is an exclusive development of just 12 four- and five-bedroom houses by Cruden Homes.
